Maryland has no standalone wholesaling statute as of this writing. An assignment of contract runs on ordinary contract law: we sign a purchase contract with the owner, that contract is assignable, and we sell our position in it. Three statutes still touch every deal we send, and you should know them before you underwrite wholesale rowhomes in Baltimore City or fixer uppers in Hyattsville.

Pure contingency. No membership, no retainer, no fee to get on the list or to see a deal. Our assignment fee is inside the price you see on the deal page and the title company pays it out of the closing proceeds. If a deal never closes, we earn nothing on it.
You pay both sides of the state and county transfer and recordation taxes plus title, settlement and recording fees. The seller pays lien payoffs and the tax proration. Those lines are on every deal page so the all in number is never a surprise.

Your deposit goes to the title company, never to us. If the seller cannot deliver clear title on the stated close date, the title company returns the full deposit. That is written into the assignment agreement, not promised in a text.

What is a double close in real estate in Maryland?
Two back to back closings at the same title company. We buy from the seller, then sell to you minutes later. Buyers choose a double close when their lender will not fund an assigned contract or when they prefer not to see the spread. Transfer and recordation taxes run on both deeds, so we tell you the all in number before you pick.
Can I buy a wholesale deal with hard money?
Yes. Most of our flippers use hard money. Tell us the lender when you join the list so we know whether they fund assignments or need a double close. Some lenders want to see our contract and the assignment agreement up front, and we send both.
How much deposit on a wholesale assignment in Maryland?
Ten thousand dollars on our deals, paid to the title company, not to us, and credited to your purchase at closing. The first signed assignment with a deposit at the title company takes the house. If the seller cannot deliver, the title company returns your deposit in full.
Assignment vs double close, which is better for the buyer?
Assignment is cheaper and simpler: one set of transfer and recordation taxes, one closing. Double close costs more in taxes and title fees but keeps the two contracts separate, which some lenders and some buyers want. We offer both on every deal and price them out side by side.
Wholesale deals vs MLS for house flipping, is the spread really better?
On the MLS you compete with every other flipper and every owner occupant with a 3 percent down loan, and the price gets bid to where only the most optimistic rehab budget works. Off market there is one buyer and a defined close date. On the houses we send, buyers see $40,000 to $60,000 more spread than the same house would clear on the MLS. Every deal page shows the comps so you can check that claim against your own numbers.
Which towns do you actually send deals in?
Our buy box is Anne Arundel County, Howard County, Baltimore County, Prince George’s County. That means wholesale houses in Glen Burnie, flip houses in Pasadena, fixer upper deals in Annapolis, investment property deals in Columbia, off market houses in Laurel, wholesale deals in Bowie, wholesale real estate in Dundalk and Essex, off market rentals in Parkville and Towson, and fixer uppers in Hyattsville, District Heights and Capitol Heights. When a contract lands in Baltimore City, Montgomery County (Silver Spring) or Washington, DC, those go to the list too, so DC investors and wholesale rowhome buyers in Baltimore City should still sign up.
